More than extra square metres: the right extension changes how the whole house works.

  • Added living space

An extra bedroom for a growing family, a home office for remote work or a spacious kitchen diner. We design each extension around your lifestyle, so the new space is as practical as it is good to look at.

  • Added property value

A larger footprint makes a home more useful today and more appealing to buyers later. With builders, engineers and architects working together, every part of the project is handled with the market value of your Godalming home in mind.

  • Adapt your property

An extension is a chance to rework tired or underused rooms at the same time, whether you want a modern open-plan layout or to keep the charm of original features, with kitchens, bathrooms and complete makeovers carried out alongside.

Godalming is an old market town on the River Wey, with Green Belt all around and the Surrey Hills on its doorstep. These are the local rules most likely to shape your extension.

  • Who decides planning applications

Waverley Borough Council, until West Surrey Council takes over planning on 1 April 2027. The national permitted development rules stay the same through the change.

  • Conservation areas

Five cover parts of the town and its edges: Binscombe, Crown Pits, Ockford Road, the Godalming Navigations and River Wey, and the Town Centre, the oldest, designated in 1974. Inside one, a side extension, or one over a single storey, can’t go ahead without planning permission. Maps are on Waverley’s conservation areas page.

  • Waverley’s extension design guide

The council’s Residential Extensions supplementary planning document, adopted in 2010, sets out what it expects on scale, design and the effect on neighbours. We design with it in mind from the first sketch.

  • The neighbourhood plan

The Godalming and Farncombe Neighbourhood Plan, approved at referendum in July 2019, forms part of the statutory development plan, and Waverley applies it alongside its own policies.

  • Green Belt and the Surrey Hills

Homes in the Green Belt keep their permitted development rights, but an extension that needs permission must not be disproportionate to the original house. In the Surrey Hills National Landscape the permitted development limits are tighter still.

  • Flood risk by the Wey

The Lammas Lands, the water meadows in the middle of the town, are the river’s working floodplain. Homes in a flood zone need a flood risk assessment to go with any planning application for an extension. Check the flood map for planning.

How can a house extension benefit me?

It gives you more living space without moving, lets you adapt the house to a changing lifestyle or a growing family, can improve how the house looks, and usually adds to what it is worth.

How long does a house extension project usually take?

That comes down to the size and complexity of the extension. A straightforward single-storey extension typically takes around 10 to 12 weeks on site, while a double-storey extension or a more complex design can take several months. We give you a realistic programme before work begins.

Will I need planning permission for my house extension in Godalming?

Some extensions are permitted development and need no application; others need permission from Waverley Borough Council. That turns on the extension’s size, the type of house and where it stands: homes in Godalming’s conservation areas or the Surrey Hills have tighter limits. We check the position for your property before any design is fixed, and our guide to the planning rules sets out the main limits.

How much will a house extension cost in Godalming?

Size, materials, finishes and the complexity of the design all affect the price. We provide free quotations, so you get an accurate, detailed breakdown for your own project before you commit.
