Why choose Godman Construction for your house extension in Woking?

Our office is in St John’s, on the west side of Woking, so the borough is home ground.

Over the years we have become a team Woking homeowners turn to when they need more space. Working locally means we can visit quickly, keep a close eye on the build and get to know how Woking Borough Council looks at extensions in each part of the borough.

Woking grew up around its railway in the Victorian era, and its homes range from Victorian and Edwardian houses to inter-war semis, post-war estates and recent developments. Each calls for a different kind of extension, and we tailor the design to the house rather than the other way round.

You will always know where the project stands: what has been done, what comes next and any decisions we need from you.

The kinds of extension that suit the borough’s homes.

  • Side return and wrap-around extensions

On semi-detached and terraced homes the strip beside the house can become part of a wider kitchen or a wrap-around family room. Built close to the boundary, they often involve party wall notices, which we plan for.

  • Double-storey extensions

Detached houses with good-sized gardens suit a two-storey addition: a bigger living space below and an extra bedroom or en-suite above. Most need a planning application, so we include it in the programme.

  • Kitchen extensions

A kitchen diner across the back of the house, with roof glazing and wide doors onto the garden, gives a family one room to cook, eat and spend time together.

  • Homes on newer estates

Many houses built in recent decades had their permitted development rights limited by a condition attached when the estate was approved. We check that permission before designing, so there are no surprises later.

  • Who decides planning applications

Woking Borough Council, until 1 April 2027, when planning passes to West Surrey Council. The national limits on permitted development don’t change when it does.

  • Conservation areas

The borough has 27, from the town centre and the historic cores of Horsell and Old Woking to stretches of the Basingstoke Canal and St John’s itself. The council publishes a conservation area map.

  • Green Belt

Roughly three-fifths of the borough lies in the Metropolitan Green Belt. Permitted development still applies there, but where an application is needed the extension must not be disproportionate to the original house.

  • Woking’s design guidance

The council’s Design SPD (2015) covers domestic extensions, and a separate document on outlook, amenity, privacy and daylight is used to judge how a rear extension affects the house next door.

  • Protected heathland

Horsell Common and the Brookwood heaths belong to the Thames Basin Heaths, protected for their rare heathland birds. The safeguards apply to new homes; extensions are not affected.

  • Neighbourhood plans

Some parts of the borough, West Byfleet among them, have their own neighbourhood plan, which the council applies alongside its Local Plan.

Will my Woking extension need planning permission?

Not always. Many single-storey rear extensions are permitted development. Side extensions over one storey, most two-storey extensions, and extensions to homes in one of the borough’s 27 conservation areas usually need a planning application to Woking Borough Council.

My house is on a newer estate. Can I still extend under permitted development?

Possibly not. Conditions attached to the original planning permission sometimes remove or limit permitted development rights. The planning history of your house will show it, and we check it before designing.

Can I extend if my house is in the Green Belt?

Yes. Permitted development rights still apply. If your extension needs a planning application, the council will look at how much the house has already grown, and the extension must not be disproportionate to the original building.

Does the Thames Basin Heaths affect my extension?

No. The protection measures for the heaths apply to developments that create new homes, not to extensions to an existing house.

Where are you based?

On Hermitage Road in St John’s, about two miles west of Woking town centre, so we can be with you quickly anywhere in the borough.
